We worked with Jason to locate an investment property in Boise. First and foremost, he is incredibly dedicated and diligent. We live in Washington State and working with a dedicated agent has been key to making progress at a distance. Jason’s construction knowledge has proven crucial in property evaluation. This coupled with his background as a landlord and investor, positions him as a trusted advisor. Jason is also a lovely human being. His positive attitude helped to keep us uplifted and motivated during some difficult decisions. He worked tirelessly to ensure that we had the best service, arranging a personal meeting with the top inspection company and lobbying for us in a very competitive market. To conclude, Jason is the fourth real estate agent we have worked with in the past 4 years. In my opinion he is by far the best. Not only we would work with him again, but we would feel confident recommending him to anyone in need.

“…never pressured us to do more than we wanted to do and his insight was invaluable.”
When my mother passed away without a trust or a valid will I was faced with the daunting task of selling her house in probate. My mother lived in her house for 25 years and only did necessary improvements to the house. It was outdated and unappealing. I interviewed many real estate agents whom all had different recommendations. The probate attorney recommended selling “as is “ and to get it “done and over with.” I ultimately went with Jason Coté’s recommendations. Once I decided to go with Jason, he had contractors in the following day with bids on improving the property. He managed all the improvements himself, and I was no longer overwhelmed. Jason knew what areas buyers would look at, and what areas we could leave “as is.” For less than $10,000 of improvements we were able to ask $35-$40,000 more than what other realtors recommended. In our competitive market, our house showed better than comparable houses in our area! We had several offers immediately and were in escrow within weeks. Jason never pressured us to do more than we wanted to do and his insight was invaluable.

“…not afraid to go hunting for you.”
When it comes to finding a home Jason will work like a “bird dog.” We told him what kind of home we were looking for so he went to work, and even knocked on doors of unlisted homes when we gave him addresses of homes we liked. He is not afraid to go hunting for you.

“…I could have done it without him.”
The last time I bought a home was about 25 years ago, and now relocating to Idaho from another state to be closer to my daughter and grandkids, Jason’s guidance was invaluable and I really couldn’t have done it without him. Also having recently retired, I didn’t want as large a home as before so other than downsizing, I wasn’t exactly sure what I wanted or needed. For weeks Jason and I looked at many homes and finally found a very nice townhouse just miles from my daughter. The day he learned of the property being listed we were able to take a look. My daughter and grandkids joined me the following day at the Open House, where many buyers were looking. We made an offer that afternoon and the seller’s accepted my offer that evening. I learned later that three offers had also been made! Jason made the escrow process easy. He was at the house for the inspection and kept me informed with even the smallest of details, even joining me at the escrow office for final closing. I couldn’t be more pleased with Jason’s help. I really don’t know how I could have done it without him.

“He listened to our needs, provided in-depth knowledge…”
Jason is a fabulous realtor, 5 stars! We were relocating from CA and came to scope out the Eagle area before kicking off our search. We happened to stop in at an open house that Jason was holding, got to talking, and had an immediate connection due to his relocation experience with out of state buyers. He listened to our needs, provided in depth knowledge about the state and our area of interest, was able to communicate long distance and work with our schedule, and even referred us to an amazing finance resource to get prequalified. We were looking to find something quick and had some specific (challenging) requirements. We came back to ID a few weeks later and Jason had lined up tours of everything he could find within our parameters (and a few others worth looking at). Ultimately, we found our dream home that very weekend! We had some rigorous negotiations with the owner but Jason was able to help us effectively navigate to a great deal including $8,000 off for window replacements and $9,000 below the previous under-contract offer. We love our home and our neighborhood, couldn’t be happier! Thank you Jason!!!

“We also benefited from Jason’s broad knowledge…”
Jason helped us find our dream house in early 2020. He was very quick to understand what we were looking for and helped us find it in a very competitive market. We also benefited from Jason’s broad knowledge of the construction, landscaping and financing industries as he connected us with great partners to create a smooth and reliable process. Jason was always available on short notice to open doors (often literally) so we could quickly react to new properties coming on the market. Working with him was a pleasure.

“…always making us a priority…”
Working with Jason has been great. He is very helpful and makes the process of buying a home much more seamless than they can be. Solutions to problems, answers to questions, and always making us a priority are the main take aways with working with Jason in buying our first home.

“Jason’s knowledge of home construction is a handy…”
This note is regarding Jason Coté, realtor extraordinaire. My wife and I recently purchased a home in Meridian, ID at one of CBH’s locations. We’ve only purchased one other home in our 25 years of marriage together, so the purchasing experience isn’t all that vast. Our first experience isn’t all that memorable. All I remember is PAPERWORK. Granted it was a different time regarding technology, yet the experience was just ‘Okay’. Unlike our experience/journey with Jason. He’s accomplished the ability to mask what is considered a major purchase with a perception of ‘let me get to know you’ which worked very well with my wife Lauri and I. In the background he was doing the groundwork filtering out the wants, needs, and desired to present only what he felt was right for us. All as a result of ‘getting to know us’. Before we knew it we were digitally signing documents which he thoroughly went over with us. I wish I could go into it more but suffice it say that Jason’s knowledge of home construction is a handy skill. Unless anything changes in his career, we plan on using (and referring) Jason again.
